I hope to tell you a bit about my story, and become more engaged with this community to continue taking steps in the right direction to achieve my goals.In early 2012, it was time for my wife, 2 children and myself to move into our own home.  

While I don't go to the so called warzones typically,  I suspect there are some players there that make big money.  

So YES we take every call and unless we're too slammed we try to meet every seller in person.Even if we can't buy their house, they might have a brother, aunt, parent, or friend that needs to sell fast for cash as-is...This is a people business and every person is a new "node" in your network... add as many nodes as possible by engaging with everyone that reaches out to you...

I just started engaging in the community recently(after gourging information for about a year) and it has DRASTICALLY changed my perspective about real estate, making me much better at understanding 1) what I want out of R.E. and 2) how to get to my end goal. 

As we got further along, and I showed him success he became more engaged and interested.

For any variances to use you need to hop the train and go get approvals if engaging a consultant is not on the table now.

So I see it from 3 sides, and you cant hate the player, just play the game.
