I would grant the extension if I were in your shoes if they have otherwise been good tenants. 

Hi Marv, If you are the sole owner of the LLC, there is not much extra protection you are gaining with the LLC.

These are all great ideas and if it was solely my money this is exactly what I'm looking for.

They say they will refund me the appraisal fee but it will take 2-3 weeks (I have a feeling they will not send anything).What would you do if you were in my shoes?

I am solely doing probates for my leads in Metro Atlanta area and I thought it was competitive here, sounds like it is a whole different animal in So Cal.

If you really want advice, like I said, call a lawyer or walk down to the Sect 8 office and start knocking heads or call family and ask for some help or go polish some shoes, or go to the landlord and ask if there is anything you can do to help him out so that you can keep that house.
