Plenty of upside, and I would have held it as a rental too.Contrast that with the house I'm living in now, one I bought for $31,000 that had a strong foundation but not much else going for it.

They have a strong presence in FL for retail leasing.Additionally watch out with Starbucks.

Had this property under contract within hours of hitting the MLS, with a clean, strong offer.

So unless there’s a law that says only 2 family in the area maybe they don’t like the shed and it doesn’t have any architectural value to the property and if you make it look more like it fits in with the building and the surrounding property they let you do it.

With your equity you are in a strong position to make some good moves.

@Jay WilliamsI would strongly suggest revisiting the benefits of an LLC, mostly for asset protection, but also an LLC is a business entity and there will be write-offs.

Maybe you can go to court slightly earlier for a 'failure to abide by lease terms', but it isn't a strong case IMO. 

I would strongly encourage anyone reading this post who has used that site as guidance in the past to do the same.My normal practice when determining market rent is to use a range of factors, that include GoSection8 data, the local housing authority's published rent matrix, information from Rentometer, from Zillow's rent estimator, and the MLS.
