Sorry to hear that you will be leaving the great state of NJ, but while you are still here, another BP member and myself host monthly meetups (check the events page and/or message me if you're interested).

We dont really have any war zones IMO -- not compared to crapholes like New Orleans, the nastiness of downtown San Diego or some bad places in KC, Las Vegas etc.Just dont buy in Hilltop, or Planview if you know what's good for you - come visit the city - walk the neighborhoods, drive them etc and you can get a feel - Sunday afternoon Saturday evening you can get a good feel for what is going on in a neighborhood. 

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it.We have a 12 page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

They don't become my business partner in the deal.A partnership agreement is a great way to keep everyone on the same page.

I have access to a one page sim0plified contract that a Alabama native created that works in any state because it is very specific to the  repeatable transaction.

We think we do very well by asking to see only the first 2 pages of their bank account statements for the past 3 months and we want to see exactly what account their rent was paid from for the past 3 months and whether or not their rent was paid on-time for the past 3 months.

I haven't done too much research for both of these areas nor have I visited these places before (I know :)) Ohio is definitely interesting.
