Our family owned business back home also started with selling sand and gravel with no more than a 3 cubic yard truck, that was 35 years ago and now in 3-4M range in gross (and here's the kicker, average DAILY wage is at $4/day). lol.In the government side here, there's still too many opportunities, if you want single size 20k project, in the thousands, you want 200M, still in the thousands.

Just Getting started looking to Learn more Daily,start a REIT with in 6 yrs and diversify with duplex or multifamily units.  

But usually in that area, the good properties are self managed by local people who drive by daily to keep it cash flowing.  

I know when I used to have my season tickets at the stick .. the local bars and delis etc did well on game day other wise it was just daily routine..
