I used comparables through similar sites to what you mentioned and made a list of notes next to them like "similar condition to ours" "small bedrooms" "has a pool" or whatever else was like/unlike our units and then picked in the higher percentile of rents because I knew we would provide more benefits than other units.

And I would agree that a lease should contain a clause that these are here for the tenants benefit and that they would be responsible for any repairs.Another option is to keep the washer and dryer but put it in storage for "emergency" use should your other properties have these and one becomes unrepairable.

@Sid Naik that gazebo would really benefit the tenant but there’s 2 problems: the washer dryer in there or pushed against the weak gazebo walls weakens the wall.
