@Thomas Daly first we should keep things in perspective. 3.37% or anywhere near it is a fantastic rate and if you can swing 15% thats a great loan.

Correct on the max fee for a notary (VA is $5 with travel fees negotiated), but a virtual notary can charge up to $25 (plus negotiated travel expenses (not sure why you'd travel for a virtual notary)).I guess from a big picture perspective, I do plan on buying in the area and if I have to travel back to VA for whatever reason then I have a side gig I can do to lessen the travel costs.

It would probably be fine for a handful of years, but If we could fetch a great profit for it now, which it looks like we can, it would be a great stress reliever to start fresh here with something that the math works better on.

I guess what I'm looking for is a realtor, leasing agent/manager or maybe even interior designer, to look at the units (online or in person, whatever is easier) with a fresh set of professional eyes, to tell me if something is wrong with the units....or my leasing team.
