You earn rents to the day of settlement, so if you close on the 15th you have earned 14/15 days of rents,as may be agreed (or to local custom or by law or ALTA) the amounts you collected are not fully earned, the remaining rents are due the buyer and you don't claim that as income, the new owner will.
