Marketing to bankruptcy lawyers and estate lawyers will help a lot even pre foreclosure list.

He may have a letter from his attorney, but that doesn't matter, what matters is what YOUR lawyer says.

So am i to contact a real estate lawyer or cpa.

My State, however I just need a staring point, something I can give to my lawyer so he can review it and make changes.

Just met with my lawyer who previously served for me a Notice to Quit which succeeded without further ado last year and those tenants vacated.Surprisingly, he seemed to recommend this time around I not retain him (since it would cost $2000 retainer just to start the eviction on these default tenants who are in breach including drug activity) and instead use an eviction support service rather than attorney.

I'm currently a lawyer, but don't get too excited because my focus is criminal defense and the only real estate contract I've ever seen is the one for my own house.

Hi @Stephan HaasI honestly can't think of a post where I would recommend getting a lawyer more.I would recommend getting one and doing exactly what they say and nothing more.
