Given the state of affairs the opinion of experts (appraisers, assessors, accountants, lawyers, etc.) is useless-- there is only one expert, the one guy for whom it has any value at all.

We are only talking about a $450 security deposit and $1000 worth of back rent so I don't see any value in bringing in a lawyer, at worst case I'm hoping this may only be a $450 lesson and just glad it didn't happen on any of my other units.

In other words, if fannie mae can prove that you sold the property (regardless of the grantee being the same) within 3 months of buying it, transferring it to another legitimate buyer with an LLC sale and Fannies lawyers want to make an example of you with their unlimited pocketbook, you are f-d. stop trying to circumvent the restriction and simply wait the three months or negotiate the restriction out of the sale.

I agree that you shouldn't skimp on insurance, though, since they can go after the LLC after the maximum liability limit is reached on the insurance policy.I am not a Florida lawyer, but I suspect that your lawyer is wrong.
