That's right... sixty.So, I mail to people who've lived in their homes for 8+ years and have at least 30% equity (and some other specifications that keep my mailing costs efficient, like age, size of the house, number of bedrooms, etc)  Of course any of the absentee folks are included with that list.

Combine that with the fact that younger consumers are spending less on retail purchases and more on things like travel, and eating out.The vacancy, home owner rates, tell me it is a good time to be a real estate investor.The DOW plunging tells me maybe I should consider buying the dip....and I am in fact adding energy stocks and mlp's.

If you can find something with some "hair" on it through a wholesaler, make some updates to it, lease it up at top efficiency, you could still do well.

If you were just doing the 2nd floor, It would depend on the type of units you have, there efficiency, are they gas or electric etc., where the panel is etc.

However recognising that some landlords have terrible business practices and struggle psychologically with the responsibility of efficient tenant turn over it is conceivable they see a benefit in paying a portion of their tenants rent.
