@Frank A Castro it’s a grind, but start driving around writing down address’s, then track the owners and start making phone calls.

Then you can go out into that new market to determine what your VA entitlement can allow you to acquire ahead of your PCS/location change/assingment.Hope that helps address your lending portion of your question.

Once you have your cash buyer vetted and they’re qualified, and you’ve given them the address… do you negotiate at that point?

The thing is I don’t have their number or current address so I have no way of contacting them.

Honestly, I don't mind too much personally but it almost seems as if she's "moved in" and I don't want my guest to become a tenant.Still being new & unfamiliar with investing and house hacking in general, is this something I should address before it gets too out of hand?
