But she's had medical issues and can no longer manage the upkeep on the house let alone pay for the repairs.So I can see why the house sat on the market for 9 months without selling. 

The issue is the land is in extreme disrepair, and I plan to not only work on the infrastructure of the whole farm, I plan to build 6-10 cabins for short term rentals which would drastically increase the value of the property.My biggest concern at the moment is that if something unfortunate were to happen to my mother, it would be possible for the land to be used a means of paying for medical expenses/Medicaid disqualification.  

We live in SC, but he spent weeks at Duke Medical Center and then Vanderbilt for evaluations of a possible life-saving surgery (didn’t pan out).

I had a pretty decent job in college selling medical supplies and I was able to save nearly everything I made by living with my parents.

Find out, if you can, the seller’s motivation.Are they taking a CalifiorMoving, Death of Spouse (survivors have two years to claim the $500,000 exemption), Long Term Care, Needing a Handicapped Friendly Home, Downsizing, 1031 Exchange, Job change, Medical reasons etc.!

My problem now is I need to cash out for medical reasons and informed the buyers my intentions of selling the land contract and they are freaking out.

It's also close to medical facilities.

I work full time in the medical field doing sleep studies but I long for the day I am a full time real estate investor/landlord.
