I also noticed there is little blurb about "aluminum wiring" on their application of which, I'm sure these homes are at risk of having (I don't know for sure) which is why I want a policy with code upgrade if there are any problems (i.e. a fire in the panel which would require re-wiring a portion of the house).Anyone else have experience with older homes that could recommend a solution?

As the new owner, you should have received a copy of their lease and application(if they ever had one) and a rent roll with their previous payments so that you can put the correct amount that they owe on their 3 day notice.

We didn't charge for application and deposit but they end up moved out early without 30 days notice from the contract they signed .

I always thought of these components going hand-in-hand,  but noticed that in most books they are  discussed in completely separate sections.No... siding, housewrap, and drywall are completely different trades with very little in common other than an application over studs.
