One more question: What's a general start-to-finish timeline for starting a course a then obtaining your license and being able to legally practice as a salesperson/broker?

I just finished re-running a third round of analysis, because I was missing a portion of the financing costs.

It literally ruined the experience with the house, which is unfortunate because other than being on a relatively busy city road it does have a lot to offer (gorgeous kitchen, finished basement, cedar wrapped indoor pool, 6-person hot tub). 

My fear at the moment is relocating to a new city without knowing anyone and nowhere to live once my schooling is finished. going back home (WY) is not an option for me because unfortunately they do not have a passenger rail service.

The basement is partially finished.

Until then I plan on finishing my Bachelor’s Degree in Real Estate Studies, obtain my real estate agent license, and eventually a broker’s license with the intent of opening a property management business in Southern Alabama.

Total rehab has been quoted from 450-550 depending on finishes etc.  

They'll send you a rough draft of a plan, and you can tell them what you want changed on it until you arrive at a finished product.
