There is a tremendous amount of value being delivered there... there are several out there that provide a wide range of content for investors at different experience levels...

@Alan Bostick it is customary to have the tenant's security deposit delivered at closing, however, to ensure deposits are transferred, I would include a stipulation in the offer.

Do I deliver my "contract" to the title company and then they do the rest? 

It doesn’t have to be delivered by that company, we just need help finding a place that has a large enough space and can paint the material only.All ideas, search terms, and advice are greatly appreciated.

@Cresentia BuesgensI can’t recommend anyone because I’m on the opposite side of the country, but the manufacturer I’ve used for 15 years is 7-9 weeks now, rather than the pre-pandemic time of 12 days delivered to my door or job site.
