I plan on forming an LLC for the rental but want to know if it is necessary to transfer title to the LLC or if there is another way to get the same liability protection?

. :)  HOWEVER, today Bank of America called me and offered me HELOC at 2.2% for the first year... my eyes just opened, why didn't I think of this?

@Rick Santasieregood call eye balling it I would assume 5k down would be the best option.

The pros I see for starting an LLC now are:-Legal Protection-Builds trust/credibilityThe only con I could see is:-Up front cost (I could use the money towards another property instead)

Appraisers are on the side of protecting the bank but are supposed to render honest and fair opinions.

This has been my first month officially working with real estate specifically wholesaling and looking into buy and hold investments since I've realized I've always had an eye for it. 

I will keep an eye on days on market and months supply, along with prices. 

I don't believe that I'm getting any extra liability protection by doing so, and I'm not sure that you can transfer an agent's license into an LLC (in Ohio), anyway.What would someone buy if they were buying your LLC that had your personal real estate license in it?  

In my eyes, the biggest sacrifice I make is living at home (yes, in my Mom’s basement), which also requires a 3 hour commute to work.

You aren't going to find a reference with these numbers.It made construction much less mysterious once I understood how people were pricing their work.... also kind of eye opening.
