If in the future you buy a house with tenants that will stay and the same situation without a previous inspection, I'd start over fresh and do a walk through inspection with them when you take ownership with a clean slate.

I can see were this feeds on itself especially the investor who has max leverage and not great reserves ( not saying that's you of course) but it sure is a lot of the fresh crop of rental investors.. 6 months of reserves can go quick then what.
