I've been renting for my whole life and feel it's time to put my money towards my own property but also trying to strike the balance between paying down my student loans.  

Even in very exacting jobs (e.g. space craft design), where even a small mistake is literally a mission critical life & death issue, they use 'rules' to avoid over-engineering (or to use another phrase 'analysis paralysis').The 'rules' for real estate investing are not intended to be exact or fully comprehensive.

I've invested in gurus and courses but I must sincerely admit that most of my knowledge has been obtain right here, with BP.As a mother and wife I look for simplicity in my life.

We are moving for the obvious reasons: cost of living, slower pace of life and better school systems for our daughters.

She's a third-generation note investor, done it exclusively all her life.  

@earl hoyowardHi EarlI was taught that your personal life should have as little debt as possible and that your businesses should carry the debt because you will be generating revenue to pay the debt.  

- They tell me their life story, about how their cousin's brother owns the company or something.- "Thank you for sharing.

This is not to condemn owners, life happens, but choices were made that prohibit continued ownership.
