I find this minimizes calls and it prevents little issues from turning to big issues. 

It is to help prevent illegal flipping, just like the 90 day rule.

If you can wait a few months its probably best but since the home is your primary and has been for a good amount of time there is probably nothing that anyone can do post close to prevent you from moving. 

The house is "occupied" by tenants or previous owners therefore appraisal cannot be performed which would prevent you from getting finance.Be careful you don't want to lose your bid deposit or EMD

At best, you’ll likely get some owner’s property with equity under contract, can’t flip it, and in doing so prevent the owner from selling it to a real buyer before they lose it.

Guy, we did have a termite inspection which came back negative for active infestations and there was evidence that some prevention measures were taken.

As in repainting and pretty much being proactive on the home to prevent future repairs( cleaning drains, ac drain pipes, ac filters, gutters, etc)

The owner being smart enough to not tie up their property with someone who may/can not buy.....preventing them from selling to someone else.
