One other pearl that I think is HIGHLY critical to all house hackers.. is that you are NOT subject to the same rules other landlords are subject to when it comes to choosing tenants.you can pick and choose who you want .. you are not obligated to fair housing rules when you owner occupy your 1 to 4 unit.. so if you only want a certain class of neighbor you can do that..

@Steve Lott, The critical time path of a 1031 only  specifies that you must close the sale of your relinquished property before you close the purchase of your replacements.
