Maybe you can't force appreciation on a SFH where you're using the comparable approach, but the appraisal is still generally higher for the same structure, as SF fee simple unit, as opposed to an apartment.

I look at sales comparables and population/demographic trends, and look over the area on a map and on Google Earth.Second, I contact the local citizens with regards to the building and if possible, the previous ownership.Police Department can tell me insider's opinion and can give me a breakdown of crime in the area.Fire department - have they had any emergencies at the building recently.City Inspector - are there any outstanding violations?

This includes percent ownership, capital contribution, how distributions are made, etc.Also, to many people fail to account for the costs of the LLC and keep the money for that prior to partner distributions.

That means any coverage you bought would remain intact with you still as the insured.If a defect were discovered that existed prior to you taking title, then the LLC would sue you and the title insurance would cover you.If you created the title defect after you purchased it or during the transfer to the LLC, you essentially still have no coverage.

Most LO's and processors can't live up to their expected standards for package in a loan so borrowers get steered to a "easier" lender.I've done a lot of loans through Provident funding often times with little to no prior to doc conditions, but then again if I submit a loan to Provident I do the processing I can't trust my account to just anyone submissions need to be perfect or they'll cut you off.
