How that pertains to flipping I can honestly say I’m not sure, but something to possibly keep in the back of your mind.but for something a bit more practical, I know that there is tons of resources for both multifamily and flipping on BP in podcasts and books.

We paid $385k and it still cashflows $550/mo after capex/maintenance/vacancy.Also, we almost landed on a student house just east of campus on Bartlett St, put an offer in and didn't get it but to be honest we were both relieved as we are definitely happy to be renting to a young family that works at Tesla vs a bunch of young students.

In addition, we are currently in an extremely supply-constrained market that I would imagine won't normalize for a year or so, driving prices up to a bidding-war scenario.So, questions loom:- Your guess on impact of all properties in a rising rate environment, say 2% increase over the next two years.- Your opinion on whether to hold or sell, even given the tax/commission cost of selling against a bidding war.Cheers.
