logic first, a contractors best guess second....and keep the furnace/electric bills sky high......though if shes like most in Baltimore,shell break into the electric meter to steal it....once caught, cut directly into the service cable wires...once cut at the pole....tap off your neighbors....yeah!!!!!!

i get higher rents by adding washer dryer connections...since it's multifamily, look to make sure there's 3 meters for electric, water, and gas..otherwise, you're paying for their utilities!

If the landlord pays and rents don't outpace rising utility cost your returns will diminish after expenses.If you meter it all out so that the tenant pays you will have to bear that cost.good luck

They never did another STR after that. i had renters in Jackson MS put clothes hangers in the lugs and tie direct to the 220 coming from the pole all to skip the meter.. crazy. not sure how many over time get fried.. but it happens.

My multi's, I cover water/sewer cause it's not multi-metered and the tenants pay for the rest of their utilities.

@Harinath Pottam, yes, those are metrics used for valuation however when analyzing park specific characteristics, here are a few items we look at to see if it meets our criteria:-the infrastructure (water/sewer provider, metering of utilities, water pipe material, etc.)-# of park-owned homes vs. tenant-owned homes-Avg. rents vs. market rentsObviously this is not an exhaustive list but I would say it's the first three things we review.
