Typically lender will want to see first paycheck before you close.Maybe rent a room in a house hack (we have one coming up in Little Elm if you can make the drive) save some more money and buy a house. 

You could get started picking up various pieces while it closes.

So are you looking for a lender to refinance out of the owner financed note, or are you looking for a lender who will lend your downpayment behind the owner financing?

If the only MFH options you're finding are in areas you're not comfortable with, it might be worth focusing on a duplex in a better neighborhood.Saving up for a larger property later is a valid approach too, but keep in mind that real estate tends to appreciate over time, and waiting might make it harder to enter the market later.
