If your intention is to assign the contract then let them know what you are doing because more than likely they haven't a clue on how to move it fast and wouldn't mind you doing it anyway, but still let them know so you won't run into problems.

Most plans allow for you to take a loan of up to 50% of the value or $50,000, whichever is less.You have to pay it off in five years, but the interest rate is low and you gain some fast equity in the property as a result.

Hi @Constantin Jakobljevich vielen Dank für deine ausführliche Antwort, du hast wohl recht, dass House Flipping nur in dieser Weise Sinn macht, oder wenn man einmal doch großes Glück mit einer extrem unterbewerteten Wohnung hat, was fast schon unmöglich ist, wie es mir scheint.Leider scheint Österreich auch im Bereich Real Estate eine ziemliche Unternehmer-Bremse zu sein.Ich bin leider noch komplett neu im Real Estate Markt und beginne erst mich mit der Theorie einzulesen, bislang wäre mein größter Vorteil wohl einige recht gute Kontakte, jedoch habe ich noch einen langen Weg vor mir, bevor ich beginnen kann.Mein Großvater hat sich vor einigen Jahren zwei Einfamilienhäuser - nicht all zu groß, eines zweistöckig, das andere nur ein Stock, beide mit etwa 120-150 m² Wohnfläche - in der Nähe von Tulln gekauft, diese Grund auf saniert, etwas besser ausgestattet (Sauna, Pool hinzugebaut etc.) und diese nun verkauft.LG

Fast forward to today and realizing the amazing amount of time I spend DAILY not only coordinating projects (which if you can't stand, this is not a career for you) but what is maddening in when I'm simply the conduit to pass very minor bits of info between contractors and as we all know, screwing up on some seemingly minor piece of that info that for instance may seem very minor to myself and lets say the carpenter and electrician, BUT causes a MAJOR hang up for the plumber (and assuming you're pulling permits as I do, toss in an additional delay for the inspector to be re-scheduled and now this formerly minor point has just hung up a big part of a project for days, maybe longer.

The best way I have found to find off market deals is to watch the evening news and read the newspapers.Yep,watch the news long enough and you will hear bad things like "Oil companies announce layoffs" "Sears closing ten stores in 60 days".Many of those scared and depressed employees need to sell their homes fast and will accept whatever lifeline you through at them before they miss a payment and the banks come banging on their doors.Go to the closing store or business with plenty of fliers and cards and put them under their windshield wipers or hand them out as they leave the store.Good chance one or two of the mid level managers and senior employees will call you asking what you might pay for it.Going to Bible Studies groups and prayer groups can be great as well with everyone praying they find a new job soon or just became a widowed spouse or lost their parents.Get to them before they call a real estate agent for help.
