I use Smartbnb and it alerts me when I get a booking and the calendar can’t be synced so I can manually block dates until it is resolved.

Suppose I use friends/family money (Private Money Lender) to loan me 45-65K with the condition that I will pay them from the HELOC once I get it, how much interest is considered reasonable to pay them if I pay them back in 30-45 days?  

I’m totally new to this.I’m starting to look for properties in Miami close to where I live .The market right now is crazy so I want to make sure I find a very knowledgeable realtor that knows the in and outs of making a good deal and giving me the right information regarding loans and tactics to make sure I get the best out of my investment. 

I decided to write this post as somewhat of a test to see what kind of response I get.

This question here is based on can I get seller financing from a friend of a friend who's going to sell me the home because I think I can rent it and cash flow it so the answer to that first is once again you're headed on a market that's going to fall or correct back so it better be a great deal.

I get on the phone with agent and start talking numbers, explain that the money for the Home either comes from me or him (in the form of commission) .

I get vacancy rate, expenses, management fees etc.

I get a lot of investors here from much more expensive markets like the Bay area.
