According to one website I found, getting permits, sewer, water, electric, hardscaping, landscaping, etc. could be as much as $100K.

Does that include landlord paid water or not??

Furnace, water heater, ac each separately over 27.5 years.

I'm in Texas so we have places with electric water heaters and furnaces too so that's why I said what I said.
