Private lending assuming return of 12%.2. buy some rental property : 15 years Loan with 20% down payment, I can buy 3 two family homes each cost $500k to $600k, each home will give rental income about $4000 to $5000 per month, it will cover at least all expense like tax+Mortgage+some repairs etc and once loan is done you got property, there may be or may not be any cash flow, but you have property loan free in 15 years.or something elseI Know lending is pure passive with minimum efforts while rental property has some pain, here my comparison comparsion on RoI(return on Investment), in rental property what is expected % return as compared to lending.I tried to find similar post, but couldn't find, if you know other similar post please paste link...Thanks

One of the most painful things I ever do is offer a "cash for keys" program because I hate rewarding bad behavior, but it's a prudent business decision.For your last question about a 1031 exchange, that is best left to your CPA and a very personal decision.

I can feel the pain, I lived in Austin fro 4 years and the appreciation I saw in that time was tremendous but finding a good cash-flowing deal there was pretty tough.I specialize in the San Antonio market now and am finding that although it's INCREDIBLY competitive in the small multi-family space, you can still find good cash-flowing multis in areas that are experiencing solid enough appreciation to make it worth while.

The rent is stable and as long as I pass the rigid annual inspections, which are a pain and can be very costly at times, the rent keeps coming in.

In my estimation, first thing to do is to find a bunch of properties, because the chance of the first person accepting your first offer are slim. not unheard of, just SLIM chance.Then find the owners, skip trace their names, pick up the phone and call them and see if you can find any pain or a problem to solve!
