After they vacate, I can normally find another renter within a month.

For this type of thing, I would ask the tenant when they will be taking their next vacation and time it for when they are away.  

I would kindly suggest the tenant go on vacation or do the work while they are at work.

A GOOD PART OF THE REQUIRED DOCUMENTATION WAS NOT PRODUCED BY THE STIPULATED DEADLINE CLAIMING THEY WERE ON VACATION.  

Our Firm has the vacation rental market on lock down near Disney World.

Success to me would mean that I could do what I want, when I want, and where I want to do it.To many this means fancy Vacations but to me, it also means doing a job or hobby that I enjoy doing.  

They probably have the luxury of waiting because their cost base is so low.  

Still, the idea that you could run a furnished, luxury hotel-like accommodation with paid utilities, cable, wifi, etc. with only 18% in expenses is probably pretty wishful, even if you count yourself as an unpaid booking agent, maintenance person, housekeeper, and host when figuring your expenses.  

Someone like @Thomas S. can simply issue a notice to vacate in their market.
