I am at the point where I send out 3 preservation companies and run comps.Reason why is most of these especially during covid barely get out of the car and I have had homes boarded up that they said were occupied.

We are right off of I-5, have various outdoor recreational opportunities, and are located near Bethel Church which people from all over the world come to visit and participate in various conferences.

I would think the 1031 exchange and/or the $25k allowance for active participation in rental PALs would be more likely candidates if the goal is to bring in more tax revenue.
