Essentially the entire housing market will shrink as a whole, along with all of the ancillary businesses that surround RE - lending, moving, furniture sales, auto sales (yes, a lot of auto sales are based around housing changes), realtors, Lowes and Home Depot, etc.

You have to furnish for summer renters and students are hard on furniture so plan on buying couches but if you have a rental or consignment near you it will decrease your costs.

I had to evict tenants, I dealt with drug dealers and their discarded needles, etc, and a tenant that was selling firearms, I dealt with homeless people, human waste in our carport, trash and furniture continually dumped all over the property, gang members and graffiti, and even a gang related murder next to our dumpster.
