The flip shows pretend they are buying everything on their own.For the regular shows like Flip or Flop, they don't normally show them at the end of the show not being able to sell or selling at a loss.

We both got our Texas real estate license 3 yrs ago but since we have regular full time jobs we did not take the major step into full time realtor or investment yet...Fear and content kept us stale but now that land is still in our hands since we did not want to sell it yet but it is now almost 10x more than what we paid for it.

I'm not worried about that part; my main concern is the expense of the heating, because that's  what people who have electric heating complain about (not the cost of air in the summer; it's similar to regular air conditioners).

Even in those towns I have rarely heard of regular garbage resulting in a citation but a can may be helpful on that front. you don't immediately evict for this, you send a lease violation and notice to cure.
