I'd also strongly advice doing your due diligence and speaking with references, past landlords, and I would probably ask for some business contacts.

Unless you need to preserve the historical architecture, you should consider converting the roof or get on the wait list to repair it.

@Anthony Marin I’ve been noticing that lately of course I strongly believe doing your homework is super important and can’t be stressed enough before deciding to invest in a certain area .

We do remote check in and ask the cleaner to send pics every time.We don’t make 2-4x the rental rate and are actually strongly considering what we want to do going forward. we’re reevaluating after the next busy season to see if we’re making enough to justify the work we’re doing, albeit minor. 

As for tenants potentially taking advantage of the rental laws and you wanting to make sure you "get your rent"....I would advise you to strongly consider putting tenants in the property that have a Section 8 Voucher IF you vet them properly.
