I plan on using my VA loan to finance it. the 10k was only an estimate since I cant see inside i assumed that its being rented.

Also, zillow is pretty notorious for being inaccurate with estimating value, I would look at homes recently sold in the area (you can find that info on a website like realtor.com) that are similar in bed/bath, size, and condition to get a better idea.

This is my 7th day :)I analyzed a deal in college town (Urbana, IL), and assume a reasonable rent, and it passed 1% rule.Based on the asking price, I estimated it will generate a positive annual cash-on-cash return, assuming 20% downpayment.
