The game for me is Section 8 vs non Section 8 (hopefully the good non section 8 landlords will see the progress in the area).My criteria for buying is to try and stay on the edge of the hood, near a highway, University, business district, etc.

It is located in the city of Auburn and yes the client is also the seller.I'm not sure on the exact amount but I do know she is now two months behind on mortgage going into 3.I do not currently have rehab estimates due to our inspection being canceled by her due to the "super bowl".
