I think the main sticking point is wanting a fully stabilized apartment going in at a 12 cap in a nice area with no issues.I believe you will find fully performing properties trading at less of a cap than that. 8 to 10 or so simply because of other buyers willing to take less yield for the nicer areas.Also the area If nicer will generally have stronger rent raises each year because of demand and a more qualified tenant that Is not working multiple jobs to pay the rent.
