Flipping for SFR and repositioning and modernizing multifamily in gentrifying areas is where the real money is.I personally don't see the appeal of owning property thousands of miles away unless it is a hands off NNN, a multifamily operation that has 100-150+ units, or other commercial property.  

Ivy league economists with PhD's have studied this stuff, there is a science behind it, and it doesn't involve guessing.

They have a very modern outlook on things.
