The problem with the "gurus" and free advice is that none of it, that I've seen, takes into account the present economic situation in each local market or, across the country.  

NY is a different animal from the rest of the country.

Welcome to one of the hottest markets in the Country...

This seller inherited a 4 year old house and they needed to move to another part of the country.

A rapidly growing and diversified employer market, fast growing college institutions and relatively low cost of living is drawing a number of individuals from around the country and around the world.

If you are in my general area and are looking for a newbie to work with or are in some other part if the country looking to so business here, I am open for discussions.

I've been using the site for a few months but I figured it's time to introduce myself and tell everyone what I'm about.I live in south eastern Michigan about a half hour drive north of Detroit in the suburbs and plan to invest around those areas. 

This is just my opinion but if you just want to run around town and sell people's houses you should become an agent, the only benefit to being a "wholesale only" person is that you can market anywhere in the country.
