The E&O coverage among brokers can vary wildly, and transactions for agents under that policy are sometimes completely excluded - even if they aren't excluded, I'd expect some waffling on the insurer's part if they suspect any hinkiness to the deal, and a wronged homeowner is most certainly going to allege that you are hinky.

You could also buy them yourself as a guest, this is basically just the host buying it and giving it to you, but they get a little better rate because they're buying a lot.It's market dependent, but often many of the offers aren't as good as they sound.

And, going forward, add a covenant to your lease that states that 'this is a crime-free property' and that any allegation of an illegal crime does not need to lead to arrest or conviction for the tenant to be immediately evicted from the property and that the tenant agrees to voluntarily and immediately depart.

It’s important to understand the difference between income tax, which you pay to the government based on your income, vs. lodging taxes, which is a tax your guests pay on the cost of renting short-term accommodations from you.You as the host don’t actually pay lodging taxes, but you’re responsible for collecting the tax and passing it on to the appropriate state and local tax authorities.
