If you can find comps, you can determine the price per unit, price per bedroom, and price per SF of these sales, and see which one seems to be the most reliable indicator.

It isn't until one of two things happen that they're obvious and apparent.

@Jason LopezIf you only have one rental or a few I would worry more about how to get more vs trying to put each one in an LLC. 

In fact I had one done that size over the summer from some real slobs who moved out, and it required an inordinate amount of deep cleaning including almost one full day just on the filth of the kitchen floors, and it was $400. 

I think there is a level of real estate that needs one on one training to answer questions, give advice and direct the growth.
