Hi there, name’s Yonathan (per my profile…) I am trying to gain insight on the best strategies to pinpointing investors/lenders that are able to do secure gap funds. 

Title might be confusing, I'm asking for help or input on what other people have found success doing, not claiming to have any sort of sound strategy myself!!

It’s not about chaining yourself to a rigid model; it’s about giving yourself a reliable starting point, so when the next tempting deal in Phoenix’s midtown corridor pops up, you know it fits into your broader strategy rather than just hoping it’ll magically work out.At the end of the day, nobody’s going to knock on your door and hand you a neatly packaged portfolio.

I own 50% of one property and am interested in the BRRRR strategy. 

We will meet at different adaptive reuse location each meeting to see the transformation and discuss the opportunities, challenges, and rewards of this strategy.

This time of the year we are talking about strategy and goals for our REI for next year and frankly, I am not sure where to go from here.

I have received recent quotes for LESTER building around 125k for a 40x80 so I'm doubling that , concrete not included.I feel like i can't loose with this strategy even charging $2 a square triple net for these units ?

Use the HELOC funds for another investment strategy such as funding fix and flip projects.
