Once she brings it in you can expect a number of tenants to run the same scam and you will no longer have a pet free property.Or take my advice and quietly, without issue, non renew her lease (or jack her rent).

Explain it to the seller and if they don't go for it I wouldn't do the deal as there is way too much risk involved.I would also caution that East Nashville has a bunch of "anti-HPR" boards going at the moment.

The lead paint thing is an absolute racket as you have to have it done on every unit every single time there is tenant turnover and it really does seem like a scam.

It seems like more than a fair deal, but he said it would depend on getting a down payment at less than 10% or he would have to wait until he has more capital to do a deal.I feel like all hard money lenders are trying to scam me somehow - especially the ones who are offering low down payments.

With the surge in hard money lender scams, it might make sense to reach out to a hard money lender ahead of time so you can vet them and make sure you have all of the needed information to close the deal up front.
