Thanks, that would be a different county in Arizona......It is rare to get title insurance out here.....many investors sell these lands by Special Warranty Deed and some with owner financing.

Some are conveyed by Special Warranty Deed but Quit Claim is quick and easy and very often used when only a few hundred dollars is being passed here in Navajo county, Arizona......The ones I'm going to sell I plan on selling by Special Warranty Deed (some I'm keeping) like I see many big investors doing in this area.......

Try a whole house air exchanger, they pull air out while bringing in fresh air. the one i linked to i have used in one of my units to meet the building code for fresh air, this one can handle a 2,000 sq' home. this may help and only costs a few hundred dollars.

(Like around here when stuff isn't up to code, purchasing is agreeing to completely change it and bring it up to code and those requirement/plans are already figured out and it's up to you to make it happen, so I'm guessing it's like that?)

In Ontario they take half a months rent for commission I believe (could be wrong about this).In terms of moving the tenants in and out for an out of province property I'd consider installing a lock with a passcode you can change digitally, that way it's as if you have a permanent lock box on at all times & you can ensure security by changing the code from time to time.
