Again, my son @Jason Powell got that first 4 plex right out of college with a letter to start of job, along with his wife's internship at Intel.

Go back to your REIA you now have direction and find someone/ a couple of people that is doing that strategy and add value to them (I don't care how heck offer to clean their job site for free).

Hi yall,I am a college student studying civil engineering, I have a job lined up for after school but I still have one more year of school after this year.I am thinking why not but a 4 bedroom house and live in it next year and get a 3.5% FHA loan.

Since there aren’t any meetups over the weekend, I was wondering if anyone would like to get together Saturday night to have coffee and talk real estate.

Account Closed Permitting is the easy part if the designer does a good job designing, labeling, and filling out the correct forms, you will be out in 1 month.

For 10+ years I've made most of my income from internet marketing (I've never had a "real" job), and I've done lead generation in some very competitive niches (home security, debt consolidation, etc.). 

I will never tell anyone to not pull permits because I think its important do be able to show everything was done to code and right specially at selling time,  but if you are doing the work yourself or hiring out and aren't doing structural or major reno to the property then i don't know if you necessarily need to pull permits but do or make sure the job gets done to code and right.
