Ithaca, NY is seeing even more new construction happening (100s of units in the works), despite a large number of projects having happened in the past 10 years. 

While I technically signed up for BiggerPockets a few years back I never really took the time to dive in—until now.

Craig   I'd stay closer to Orlando not Jacksonville. just talked to the largest build to rent developer in florida who's delivering 1000 units this year they do Naples, fort Myers, Tampa, Orlando. we both agreed that Jacksonville rents aren't high enough. you need to be at $1.70 a square foot and up for BTR or apartments to be profitable. look at new port Richey.

You should look into joining CFRI, (Central Florida Realty Investors) the local chapter of the National REIA, there are hundreds of local investors to network and collaborate with and we usually have tax deed class once a year.
