I was just wondering if anyone has standard colors for walls and trim, tile choices for bathrooms, material types/styles/design colors for floors, etc. 

Fixed up the kitchen, put in new tile floors, repaint the whole house, fix AC, patch up walls, ceilings and everything else to turn the property into a livable condition What was the outcome?

Maybe it’s a matter of knocking out a few walls to create larger open spaces, adding a bathroom, adding value to kitchen.

Give away some incentive, offer 50% off their second month's rent, reduce the monthly rent, offer to paint some accent walls to any color they choose, etc.You've got to figure out the reason it's not renting.

@ Jacob Walls  As long as you are going to occupied one unit as primary residence  you can purchase this property with 5% down with Home possible program and 3.50% with FHA loan.

The upstairs looks like it would hold 4 high-end 1 BR apartments, but would need the works: insulation, inner wall framing, plumbing, electrical, complete interior finishing and appliances.

All that is left to do is adding some trim and painting the walls and ceiling.

I'm not sure what a mold inspection letter gets you in this case.Mold killer, mold test kits and humidity indicators that test for dampness inside walls can all be had for a reasonable price online.I had mold in my crawlspace due to a leaky HVAC.
