Also re: long-term rentals: many buyers are sitting out this year and renting, which means we have even more 800 credit score applicants to choose from.

similar to roberts point, if you are going to do it remotely its worth the money to travel to the market and be able to feel the areas that you are considering. 

But I have had trouble finding partners to go in with me on deals like this ( 30k profit) Typically they want to see a percentage which is understandable, but I am wondering how all of you flippers / investors found your PML partner or if yall just use HML ??
