Breaking even on the deal is totally fine because I plan on using Brandon's stack method and grabbing a 4plex next where I can make some cash flow on. (2-4-8-16-32 will hopefully get me to my FI # which is about $5,000/m)My lender requires 25% down for a conventional loan because I won't be living in the duplex as I enjoy renting in Northeast Dallas for the amenities/lifestyle.

No feelings in business, people have accidents and make mistakes, most of the time innocent, some of the time it's friends coming over, who cares-- it all ends up the same thing-- your security deposit is the only thing you can grab from when someone stops their lease, they are 100% removed from the situation.

One of my homes there I was able to only grab pendings sales even. 2) Texas doesn't seem to post what properties sell for so when pulling comps for those that have sold I come up empty handed knowing what they actually sold for so any ideas on how or where to get the prices?

I use schelage locks and have extra cores so when the tenant moves out I grab a set of cores and change them out.
