Hi all,Are larger 10+ unit multifamilies grandfathered from major code improvements until time of renovation.

But the successful bids on which I have executed were from companies who were much larger and could seemingly handle projects like you are talking about.

Is this a normal amount below asking for a duplex in this area or can you get a larger discount?

We've found the numbers to be stronger with larger properties (as there are literally thousands of 3/2 homes to compete with) but you can still do well with them.  

She wants 125k for the smaller of the two properties and 155k for the larger one.

I don't think building code and energy code will come in at $100K for a house.

I would believe that figure if you are just going to cut a bigger window from Menards into the basement opening, reusing all the same siding, no drain tile, no real digging, but at that point, its not really an egress window, its just a slightly larger standard window, which doesn't meet your criteria.
