@Alli McGee I started using the new calculator yesterday for rental properties and eventually noticed all the calculations are wrong.

Oh, I have bought many properties in this situation.Here are my pointers/lessons learned:1) Make sure you understand the deposits and they are included in closing2) Make sure you understand your state laws on giving the tenant notices to move out3) Try your best to communicate with the tenant some will freak out when a new landlord is added.4) Get a copy ownership to the new tenant and make sure to get keys5) Inform new tenant by your state laws you need to do repairs and get pictures before damage is done that they claim was pre-existing....bs.6) Be nice but be strict when it comes to paying on time, they will test you.7) Hope for the best, and prepare for the worse. 

Can we serve them a notice to vacate to avoid risk of possible damage in the future?

She also told me that I had to provide 60 day notice and pay a break lease fee equivalent to one month's of rent within 15 days of giving that notice. 

For example, S8 might require 60 days termination notice while your lease/state requires only 30. 

I noticed that there are some friendly cities out there because it makes sense for them today.

Is he telling this to the tenant and never served proper notice back then? 

If you can ride that fine line of "persistent" without being "obnoxious," call the attorneys office to get updates.
